Rental markets nationwide have experienced their longest stretch of continuous growth, pushing prices to record highs across the country.

Domain data reveals Sydney has overtaken Canberra as being the most expensive city to rent a unit or house in, for the first time since 2018.

The situation is slightly better for renters in smaller cities.

“Rental conditions are starting to weaken in our smaller capital cities like Canberra,” Dr Powell said.

“We are starting to see rental growth accelerate in our bigger capital cities.”
